Should You Buy Cover Before Signing A Property Agreement?

Buying a home involves a long checklist. Site visits, negotiating the price, arranging the down payment, getting the loan approved, and reading through the agreement. Term insurance rarely makes it onto that list, and when it does, it usually comes after the paperwork is done. But the order matters. The moment you sign a property agreement, you take on a large commitment that your family would have to carry if something happened to you, so the cover should ideally be in place before you sign.

Why Does Timing Matter So Much?

Because your financial picture changes overnight. Before signing, you have savings and perhaps no big debt. After signing, you have paid a booking amount, committed to the full price, and are about to take on a home loan that may run for 20 years or more. Your family’s need for cover jumps at that exact moment. If your term plan is sized for life before the loan, it will suddenly be too small.

What Is At Risk Between Signing And Getting The Loan?

More than people realize. Once you sign and pay the booking amount, the deal usually has terms about what happens if the buyer cannot complete it. If something happened to you before the loan was fully disbursed, your family might lose the booking amount or have to find the rest of the money themselves. With an under-construction flat, this gap can last for years, since the loan is released in stages and your family would still be committed to the remaining payments. Term cover protects them through this whole stretch.

How Much Extra Cover Does A Home Loan Need?

At a minimum, enough to pay off the full loan amount, on top of the cover your family already needs for daily expenses and future goals. If you are borrowing ₹60 lakh, your cover should go up by at least that much. Before you sign, use an emi calculator to see what the monthly payment will be and how it fits into your budget. As a rough guide, many people try to keep total EMIs below 40% of their take-home pay, so there is still room for insurance premiums and savings.

Is The Lender’s Loan Insurance Enough?

Home loan protection plans may be offered when you take out a home loan. The amount of cover can come down over time as the outstanding loan reduces. In some cases, the premium is added to the loan amount, which means you also pay interest on that premium. The payout goes to the lender, not your family. And if you switch lenders or prepay the loan, the cover may not move with it. The best term plan, with enough cover to clear the loan, is usually more flexible and can work out cheaper. Buying the lender’s policy is usually not compulsory, so compare before you agree.

What If The Loan Is Joint?

Then both borrowers need cover. If you and your spouse are co-borrowers and both incomes go toward the EMI, losing either one could make the payments hard to manage. Each person’s term plan should be large enough to cover at least their share of the loan, and ideally the full amount, so the surviving partner is not left struggling with the EMI on one salary.

Why Is It Easier To Buy Cover Before The Loan?

Insurers look at your income and existing debts when deciding how much cover you can buy. Applying before the loan often makes the process simpler. Your health also matters. Buying a home can be stressful, and if a health issue like high blood pressure shows up during that period, it could raise your premium. Applying early locks in your rate based on your health today. It also gives the insurer time to finish medical tests and underwriting before you are busy with registration and loan paperwork.

What Should You Do Next?

Do not wait until the keys are in your hand. Before you sign the agreement, work out the loan amount and EMI, add it to the cover your family already needs, and apply for the best term life insurance you can find for that total. If you are buying jointly, make sure both of you are covered. Then sign the agreement knowing that your family can keep the home even if you are not there to pay for it.
